VAREI is hosting its 2024 Annual Seminar on Thursday, October 3 in Richmond.

VAREI Members -- There is no charge when your register for the seminar. The seminar is included in your annual membership when you renew.

Non-Members -- First join VAREI as a member and then come back to the seminar page to register for the seminar.

The seminar features five technical educational sessions presented by topic experts.

In addition, the seminar will include an update from DPOR's director, a legislative update from VAREI's lobbyist, and an Association report.

You will receive 7 CE credits in Virginia, West Virginia, Delaware and Maryland.

Presenter: John Cranor

A pre-drywall inspection on a new home is an important phase to examine in the construction process -- before issues are covered up. But it’s also helpful to know what’s “behind the scenes” of a home’s structural components on existing homes and properties that have been renovated and/or added onto. This session will give you a more complete understanding of a what goes into a home’s construction processes, structure and components, including framing and sheathing, wraps and flashing, joists and trusses, wiring and plumbing paths, footers and foundation materials, waterproofing and drainage systems, ductwork for HVAC and venting systems, fasteners and connection types, and more. John will share about where to look for defects and how to report on them.

Presenter: Kenny Hart

Identifying current and potential water-related issues is an important part of conducting a thorough and informative home inspection. Having a fuller understanding of the various types of water heating systems, as well as drain, waste and vent systems are a key to helping you inspect more effectively. Whether you’re a long-time inspector or a relatively new one, this session will help you become more knowledgeable as you inspect and share your findings with your clients. Topics will include supply and drain pipe issues, trap issues, air admittance valves and vent pipes, smoke testing, strange plumbing sounds, various types of water heating systems, and components of well and septic systems.

Presenter: Kenny Hart

As a home inspector, it’s the uncommon issues that make HVAC inspections more difficult. Kenny will help you track down, understand and report on the less familiar problems. He will discuss various furnace types and faults you might encounter, including heat pump issues and system installation mistakes that kill systems. The session will wrap up with helpful tricks of the trade. Covered topics include fuel gas leaks, boiler inspections, furnace heat exchanger issues, ductwork systems and dampers, heat pump and mini-split inspections, HVAC installation errors, and an overview of the emerging types of HVAC systems and thermostats.

  3:00 – 3:50   Session 4: Masonry, Stone, and More: 50 Defects in 50 Minutes

Presenter: Michael Bryan

This interactive session will challenge you to identify common and not so common defects in a variety of masonry-related components. Mike will guide you through the site photos, as if you were the inspector on the job, and explain the problems related to concrete and block foundations, adhered stone veneer, stucco finishes, EIFS, brick and brick veneer, and chimney and fireplace problems. You will be better able to identify various defects, have a better understanding of their underlying causes, and be better equipped to write up the faults in your report and give your client a better sense of the related condition.

  3:50 – 4:40   Session 5: Eagle Eye Roof Inspections with Drone Cameras

Presenter: Remmie Arnold

Identifying roofing issues is a critical part of an inspector’s job because the roof is one of a home’s first defenses against water damage. Remmie will compare the various roof inspection requirements and standards for Virginia, Maryland, ASHI and InterNACHI, as well as address the various methods and their limitations for evaluating roof components and roofing materials, including the use of binoculars, ladders at the eaves, walking a roof, pole cameras, and drones. Drone cameras can quickly provide high quality photos of defect details concerning shingles, flashing, vent boots, gutters, chimneys, satellite dishes, solar panels, and skylights -- safely from the ground. Remmie will share the requirements for becoming drone certified with the FAA, how to identify restricted flight areas, various options for flight insurance, and drone models most suitable for this work based on capability and cost. The second half of the session – Pictures from the Field – is more interactive as attendees will be invited to identify the deficiencies they see in the drone pictures that cover all required roof components from actual inspections.

Session Presenters

Kenny Hart worked in the construction field for 32 years as a Master Plumber and Mechanical Contractor. In 2005 he started KC Hart and Company, leveraging his experience and love for teaching to develop training programs for professionals in the real estate, building and home inspection professions. He has authored numerous technical articles on plumbing, HVAC and home inspecting for industry publications that include the ASHI Reporter, Journal of Light Construction, and Popular Mechanics Magazine. Kenny has consulted as a subject matter expert in the residential plumbing and mechanical fields. He is a sought-after speaker who has presented at more than 100 regional and national events including for ASHI, InterNACHI and state-based home inspector groups.

Michael Bryan has 15 years in the masonry trade prior to becoming a home inspector. In 1993 he began to inspect homes and light commercial buildings and has conducted more than 16,000 residential and light commercial inspections. Michael is a VAREI board member and current president of the Central Virginia Chapter of ASHI.

John Cranor has been a home inspector for 26 years. He has evaluated many thousands of properties of every style and era, from historic 200-year-old homes to new construction and fixer-uppers to fabulous “mansions.” He also does consulting work including diagnostic investigations and litigation support. John is a past president of VAREI and has held leadership roles with ASHI. He currently chairs the Virginia DPOR board that oversees home inspectors.

Remmie Arnold has a degree in Industrial Engineering and Operations Research from Virginia Tech. Prior to becoming a home inspector in 2018, he operated a handyman contractor business. He also performed roof leak repairs as a subcontractor for another company, providing him with first-hand knowledge for the requirements for safe and successful roof installations and repairs. Five years ago, after completing the FAA’s education and testing requirements for paid work, Remmie began using drone cameras in his inspections for high roofs. He has successfully completed more than 400 drone inspections using a drone, enabling him to provide safe, detailed and accurate roof inspections.
